Real Estate Prices in Saudi Arabia Rise 1.3% in Q2 2026

Saudi Arabia’s real estate price index increased by 1.3% in Q2 2026, with varying price movements across sectors and property types

Saudi Arabia’s real estate price index increased by 1.3% during the second quarter of 2026 compared with the second quarter of 2025, according to the latest data from the General Authority for Statistics. The increase was driven by the performance of the residential and agricultural sectors, while the commercial sector recorded an annual decline. Residential real estate prices increased by 2.6% compared with the same period of the previous year, mainly driven by a 6.3% increase in residential land prices. Apartment prices increased by 1.1%, while residential floor prices rose by 0.4%. In contrast, villa prices decreased by 9.7% during the same period, reflecting differences in price movements among residential property types and showing that all real estate categories did not move at the same pace. Commercial real estate prices declined by 3.2% year-on-year, driven by a 3.5% decrease in commercial land prices and a 0.6% decline in building prices. Meanwhile, showroom and commercial shop prices recorded a limited increase of 0.4%. The agricultural sector recorded the highest growth rate among the main sectors, rising by 11.3%, driven by an equivalent increase in agricultural land prices. On a quarterly basis, the overall real estate price index increased by 3% in the second quarter compared with the first quarter of 2026, while the residential sector increased by 3.7%. These figures reveal continued variation within the Saudi real estate market, with price movements differing according to property type and sector. Therefore, analyzing real estate indicators in detail remains an important factor for investors and buyers when evaluating opportunities and making real estate decisions.
